Deal 1- Since I have enrolled in PMI's Coaching I have accomplished some pretty cool stuff. I have purchased a home that needed some rehab and applied some of the methods I learned to do some in-depth research on a vacant lot that was adjacent to the home. It turns out that the person who was selling the home also owned the vacant lot next door. I negotiated a deal where I got them both for one price of $195,000. I then split the lots up correctly and I had a contractor and home builder come in and give some bids.
$195,000 purchase price
+ $ 40,000 rehab cost
$235,000 (ARV according to comps is $286,440 which is a potential profit of $51,440.)
$ FREE adjacent lot
$ 105,463 new construction
$ 105,463 (ARV according to appraisal is $210,000 which is a potential profit of $104,537.)
These two combined can possibly yield $155,977.
Deal 2 - I also have purchased one whole side of a street in Tampa containing 8 Duplexes = 16 rental units. Using the creative financing methods I learned from PMI and having Brian guide me through some pros and cons of different lending options. I was able to purchase all these for absolutely no money down. Not one penny!
