Wow this really works!! I was going home from my sons’ soccer game and found a homeowner who lives out of town with a rental house in town. He was tired of the repairs and debt and wanted to sell as is. So I stepped in and offer the Lease/Option. I optioned for $173,000 and ARV is $270,000 to $275,000 for a profit of $97,000. Not bad for my first contract!
